Minimum FICO score of 615.

Any low credit accounts that have been rated 30-90 days late in the last seven years.

Any credit account that has been rated 120 days late in the last seven years

Any two credit accounts, which are rated as having gone to collections in the last seven years

Any credit account charge off, discharged Bankruptcy, repossession, lien, or any unpaid civil judgment in the last seven years.

Any rental reference that includes more than 1 late rent payment or shows more than 1 NSF check.

Any instance of unauthorized pets or persons occupying a unit rented to the applicant.

Any instance of improper or lack of intent to vacate notice and or a lease broken.

Any employment situation which is temporary or seasonal in nature.

Sufficient to decline the application with only one negative.

Any OPEN bankruptcy.

Any $400 total or more in unpaid collections in the last 7 years (non medical).

Any unpaid apartment collection, negative rental reference (including damage or neglect of property), incomplete reference, or would not re-rent reference.

Any eviction or Unlawful Detainer action and/or any current 3-Day or 10-Day Notice.

Any real estate mortgage foreclosure.

Any income level or combined income level in the case of co-applicants, which does not meet the income requirements.

A conviction for any of the following: selling of drugs or possession of drugs with intent to sell, manufacture or intent to manufacture drugs, or contributing to the delinquency of a minor.

Any registered or convicted sex offender.

Excessive misdemeanor depending on the nature of the charge.

Any history of disruptive, malicious, or violent behavior and/or more than 2 petitions of Domestic Violence.

Any criminal conviction which involves theft, burglary, robbery, serious offense, or a crime of violence as defined in RCW9.41.010. (Idaho Code equivalent)

Any false or misleading information provided by the applicant on the written application or omission of a material fact.

Employment Requirements:

Applicant(s) shall provide proof of 12 months of current source of income (i.e. retirement, SSI, pensions, investments, child support, etc.).

Applicant(s) who are self-employed must provide two years proof of income (i.e. tax returns, bank statements, etc.).

Income Requirements:

Gross monthly income, including spouse, shall be 3 times the amount of rent.

Each roommate's income must stand alone to be able to qualify individually.

Occupancy is not to exceed 2 persons per room.

If applicant is denied based on credit they may qualify for an additional credit deposit, given that the applicant qualifies with income, references, and background check.

**Once approved to move forward with renting a property, all funds for move in, including rent and any kind of deposits, and the fully executed lease will be due within 48 hours. Funds have to be paid in the form of a cashiers check.
