Renting just got better with Hardee Property Management. We are confident that we have just the rental you've been looking for. Hardee Property Management is the exclusive agent and representative of the property owner and does not, in any respect, have any fiduciary or agency responsibilities to the applicant. All federal, state, and local laws are followed and each application is processed without regard to the race, color, religion, sex, handicap, familial status, national origin, sexual orientation or gender identity of applicant.
Applications must meet the requirements of Hardee Property Managements Qualification Guidelines. Each applicant has to be 18 years of age and older. Every applicant 18 years of age or older must complete an individual application and pay the application fee if applicable. All application fees are non-refundable.
A COMPLETE APPLICATION Includes the following:
1. Application submitted online by all parties to the application group.
2. Application fee paid (if applicable).
3. At least one applicant has personally viewed the property.
4. Valid ID of all applicants submitted and income verification of all applicants submitted. Documents can be emailed to firstname.lastname@example.org.
Additional applications will continue to be accepted until the approved applicant has signed the lease and paid the security deposit and move in rent.
Application may be denied if verifiable income does not reach 3x (three times) the amount of monthly rent. Each individual person must meet the income requirements of 3x the amount of monthly rent. Married couples must meet 3x the amount of monthly rent as a minimum combined income amount. Primary income must be from a steady, verifiable income stream. Second jobs, lucrative hobbies, child support etc. may not be combined as a verifiable and approved income stream.
All information showing on the credit report is subject to verification, including previous address and place of employment. Some items looked at are: late payments, tax liens, charge-offs, repossessions, judgments and discharged bankruptcies. Any applicant who has an open bankruptcy will automatically be denied. FICO scores under 615 may result in automatic denial. A FICO score below 450 will result in an automatic denial.
There is an automatic denial for felony convictions. All other criminal charges will be assessed on a case to case basis with explination or documentation to be provided upon request.
Applicant must have good rental references unless applicant has just sold their home. Relatives are not acceptable as rental references. Application may be denied for the following items that are included but not limited to evictions, damages beyond normal wear and tear, illegal activity on premises, refusal to re-rent by previous landlord, unauthorized pets or a balance still owed to previous landlord.
Most of our properties do NOT accept pets.
If the property owner agrees to allow a pet, applicant will have to pay for and complete a pet profile, with Our Pet Policy, using this link (please copy and paste in your browser) https://forms.gle/XRfyVfXH4EDo4NdZ9. The pet profile must be completely filled out and approved before its accepted.
Upon completion of a household pet profile, pet will be accepted or denied. If pet is accepted, tenant will be required to pay a non-refundable pet fee and monthly pet rent. Amount determined on a property by property basis.
Due to insurance costs and limitations, HPM does not allow the following breeds of pets in any of our properties: Pit bulls, Rottweilers, Presa Canario, German Shepherds, Huskies, Malamutes, Dobermans, Chowchows, Akitas, Staffordshire Terriers, Karelian Bear Dog, Dingos, wolves, and any hybrid or mixed breed of one of the aforementioned breeds. Additionally, no poisonous or exotic animals, such as tarantulas, piranhas, snakes, iguanas, ferrets, skunks, raccoons, rats, or squirrels shall be allowed in or on the premises.
If tenant has an assistance animal, they must also complete an assistance animal profile with Our Pet Policy, using our company link: https://forms.gle/XRfyVfXH4EDo4NdZ9. Approved status must be achieved in order for the assistance animal to be accepted. Please make sure you designate your assistance animal as so on your original application under the Pet Section.
The security deposit amount varies from property to property and must be paid in advance of move in, in the form of a cashiers check. If at the end of tenancy there is any dispute after the security deposit refund is complete, Tenant will be required to fill out the Security Deposit Refund Review Form for any adjustments to be considered.
An administration fee will be assessed as a one time fee on the original lease and paid up front with move in monies and security deposit.
With permission from the owner short-term leases may be accepted. Additional rent and deposit terms may apply based on the agreed terms of lease.
We believe we have a higher than normal standard in the preparation of our rental units, but our standards may or may not be equivalent to your standards. If you see something that you don't like, or something that you would like added, please make your request during the application process, we will gladly present it to the property owner. If the property owner grants our request, the modification will be made prior to you taking occupancy or otherwise annotated on the lease contract.

Additional Deposits or Co-Signers:
HPM does not accept any Co-Signers at all. In some cases an additional deposit might be accepted to compensate for one of the minimum requirements being under our company standard. This is offered on a case by case basis and an application must be fully processed before a decision is made.
Once you are approved, you will be notified by email and we will send over the lease contract via email through your Tenant Web Access Portal. Lease signing is all done online for your convenience. All approved applicants must sign the lease contract within 24 hours. The transfer of funds is done in the form of a cashiers check only and is due to the office by 8pm on day specified in your move in email, usually within 48 hours of the lease being sent out.
Hardee Property Management chooses rents based on current market conditions and instructions from the property owner. All rents can be paid online monthly through your Tenant Web Access Portal.
