Qualification Guidelines for Residents

Each application will be scored for any adverse reports. If three or more negative items appear in any reports with no extenuating circumstances (i.e. temporary loss of job, medical reasons, emergencies) the applicant will be denied.

Sufficient to decline the application with only one negative.

Income Requirements:

If applicant is denied based on credit they may qualify for the following options, given that the applicant qualifies with income and rental references:

1. Additional security deposit totaling one months rent. 

2. Co-signer in ADA county that qualifies with a credit score of 670 , and makes at lease 3x the monthly rent in income. They have to qualify for the monthly rent payment above their personal debt.

3. A combination of the above two options.


**Once approved to move forward with renting a property, all funds for move in, including rent and any kind of deposits, and the fully executed lease will be due within 48 hours. Funds have to be paid in the form of a cashiers check.
